What Your Number Means

Monthly Rent Ă· Monthly Obligations

That’s your debt service coverage ratio, or DSCR. If monthly rent is $2,500 and your monthly obligations (loan payment, property taxes, insurance, and HOA dues) are $2,000, your DSCR is 1.25.

That leaves $500 a month before repairs, property management, or time without a tenant. Lenders also look at your credit, savings, and how much you need to borrow.

Understand Your Estimate.

How Is DSCR Calculated?

Divide monthly rent by the total monthly mortgage payment, including taxes, insurance, and HOA dues. A 1.00 means the rent exactly covers that payment. A 1.25 means the rent is 25% higher than the payment.

Does a Strong Result Mean Approval?

No. It means the rent looks strong compared with the payment. A lender still needs to check your credit, savings, property value, and paperwork before approving the loan.

Can a Deal Work Below 1.00?

Sometimes, but you’re paying part of the mortgage out of your own pocket. Some lenders may consider it if you borrow less, have strong credit, or keep more savings. First, see whether a lower price, smaller loan, or realistic rent increase can make the numbers work.

Why Can a Lender Get a Different Ratio?

A lender may use a different rent estimate, interest rate, tax bill, or insurance cost. Use this calculator to screen the deal, then have the lender confirm the numbers.
