Can I Get a Bridge Loan on a Vacant Investment Property?

Some investment-property bridge programs consider vacant properties when the collateral, borrower and exit plan meet their requirements. A bridge can provide time to repair or lease a property before pursuing longer-term financing. Vacancy does not mean automatic eligibility, and the later refinance must be evaluated separately.

Why Might a Vacant Property Need Short-Term Financing?

The property may need repairs, a new tenant or other steps before it fits a long-term rental program. Explain its condition and why it is vacant. A recently vacated, rent-ready house differs from a building with major structural or habitability issues.

Identify whether the requested funds cover only acquisition or also renovation. If work is included, the scope, budget and draw process become part of the financing discussion rather than an assumption made after closing.

How Do I Plan for Payments Before Rent Starts?

Budget for Lease-Up, Not Just Repairs

If expected monthly interest and carrying costs total $2,800, three months without rent uses $8,400 before repair spending or leasing costs. A fifth month adds another $5,600. Use a realistic vacancy period and keep that cash separate from your closing contribution.

Get insurance appropriate for the property’s actual occupancy and work. Do not assume that a standard occupied-rental policy fits a vacant renovation project.

What Makes the Refinance Plan Credible?

  • Supportable market rent and the likely long-term payment.
  • A realistic repair and tenant-placement schedule.
  • A property condition that can meet the future program.
  • Required funds and borrower qualifications for the refinance.
  • A backup plan if value or rent comes in lower.

Run the expected stabilized property through a DSCR scenario, but treat the result as an estimate. Confirm accepted rent, valuation, seasoning and other requirements with the intended funding provider before relying on that exit.
