How Does a DSCR Cash-Out Refinance Work?

A DSCR cash-out refinance replaces existing financing with a new investment-property loan and may return some equity as cash. The new amount must satisfy the provider’s value, rental-coverage and borrower requirements. Subtract the existing payoff and transaction costs from the new proceeds to estimate the cash actually available.

Why Is Equity Alone Not Enough?

A property can have significant equity but insufficient rent to support a larger payment. The proposed loan must fit both the permitted leverage and the applicable DSCR calculation, along with the program’s other conditions.

Ask how recently acquired or renovated properties are valued and whether an ownership or seasoning period applies. A higher estimated value is not automatically the value a lender will use for a cash-out transaction.

How Do I Estimate Net Cash Out?

Start With Proceeds, Then Subtract

Suppose an eligible new loan is $240,000, the current payoff is $170,000 and closing charges and prepaids total $9,000. Estimated cash before any other required deductions is $61,000. If rental coverage limits the new amount to $220,000, the same calculation leaves $41,000.

Those loan amounts are hypothetical, not offered leverage. Include any existing prepayment charge, escrow requirements and other liens in the actual worksheet.

What Should I Compare Before Refinancing?

  • The new monthly payment and property cash flow.
  • Total closing costs and any existing payoff charge.
  • New prepayment provisions and expected hold period.
  • Cash retained for repairs and vacancy.
  • The intended use of the released funds.

Pulling the largest possible amount out is not always the best outcome. A smaller refinance may leave more monthly breathing room. Share the current statement, estimated value and rent so the review can compare the cash goal with the ongoing carrying cost.
