What Credit Score Do I Need for a DSCR Loan?

DSCR loans emphasize rental income, but credit still matters. Minimum scores vary by provider and program; some published programs start in the low-to-mid 600s, while stronger scores may open different leverage and pricing options. Propello needs your estimated score and property details to review fit rather than treating any one advertised minimum as universal.

Why Does Credit Matter if the Property Qualifies?

Rental coverage is one part of underwriting. The provider may also review the guarantor’s payment history, significant credit events and available funds. A property with a strong ratio does not erase those considerations.

Credit can affect more than a yes-or-no decision. It may influence the amount available relative to value, required reserves, rate and eligibility for a particular transaction. Ask for terms based on your actual profile, not the best-case advertisement.

How Can a Credit Tier Affect Cash Needed?

Leverage Changes the Cash Plan

On a $300,000 purchase, an 80% loan would be $240,000, leaving $60,000 toward the price. A 75% loan would be $225,000, leaving $75,000. The $15,000 difference matters before closing costs and reserves. These are hypothetical leverage cases, not promised score-based terms.

Compare the full proposal. A different rate can also change the payment and the property’s DSCR, which may affect the amount the rent supports.

What Should I Check Before Applying?

  • Your estimated score, its source and date.
  • Any late payments or credit events a reviewer will need to understand.
  • The down payment and reserves you can document.
  • Whether the request is a purchase or refinance.

If your score is lower than a program requires, share it accurately. We can discuss the relevant next step without promising that rental income will override the shortfall. Do not change financial arrangements solely to chase a score without understanding the cash and timing effects.

Educational information, not a loan offer. Availability and terms depend on the program, property or business, and borrower qualifications. Legal and tax questions should be reviewed with your advisers.
