Is a DSCR or Conventional Loan Better for a Rental?

Neither option is automatically better. A conventional investment-property loan generally evaluates personal income and debt-to-income capacity, while a DSCR program emphasizes the rental property’s qualifying income relative to its payment. Compare actual eligibility, costs, ownership requirements and exit terms for the same property before choosing.

When Might Each Approach Fit?

A borrower with straightforward documented income may want to compare conventional financing carefully. An investor whose tax returns do not reflect the rental strategy may want to explore DSCR qualification. Credit, liquidity and property condition still matter under either approach.

A DSCR loan is not a way to classify a primary residence as an investment. Describe the intended use accurately. This comparison concerns non-owner-occupied rental property, not financing a home you plan to live in.

What Should I Compare Beyond the Rate?

  • Required down payment and post-closing reserves.
  • Monthly housing costs using the same tax and insurance assumptions.
  • Origination charges, points and third-party costs.
  • Entity ownership and guarantee requirements.
  • Prepayment terms and your expected holding period.

Ask whether quoted terms are preliminary or supported by reviewed information. Comparing a best-case advertisement for one product with a documented proposal for another can lead to a misleading conclusion.

How Can I Make an Apples-to-Apples Decision?

Hold the Property Assumptions Constant

Use one purchase price, one expected rent and the same insurance and tax estimates in both scenarios. If one proposal assumes $1,800 in annual insurance and the other $3,000, the payment difference is not entirely a loan-pricing difference. Correct the inputs before deciding.

Then look at total cash invested and monthly cash left after realistic operating expenses. Propello can discuss its available investment-property funding options; this educational comparison is not a representation that every conventional product is offered through Propello.

Educational information, not a loan offer. Availability and terms depend on the program, property or business, and borrower qualifications. Legal and tax questions should be reviewed with your advisers.
