Start with what the property needs today and how you plan to repay the loan. A rent-ready investment may fit DSCR financing; a renovation project may need rehab funding; a short transition may call for a bridge loan; and a new build needs construction financing. One property can need different loans at different stages.
When Does a DSCR Loan Make Sense?
Consider DSCR financing when the goal is to hold an eligible rental property and its qualifying rent can support the required payment. If the property needs substantial work before it can be rented, ask about funding that work first. Read how DSCR qualification works and calculate the rental numbers.
What If I Need to Buy and Renovate?
A fix-and-flip or other rehab program can address an acquisition and an approved renovation scope. Whether you intend to sell or retain the finished property matters. Do not choose solely by the phrase “fix and flip”; explain the full business plan and ask whether the intended exit is permitted.
Compare rehab funding options and estimate your cash needs before and between draws.
When Would I Use a Bridge Loan?
A bridge loan provides short-term financing while you work toward a defined sale, refinance, or other repayment event. Ask what property conditions and uses are eligible, what happens if the exit is delayed, and whether an extension is available. A near-term maturity makes the exit plan just as important as the closing date.
Lima One’s bridge program is one example of how these products can vary. See Propello’s bridge-loan page to discuss your scenario.
What If I Am Building From the Ground Up?
New construction requires a financing review of the build itself: site readiness, plans, budget, builder, cash, and completion strategy. Land ownership alone is not enough to describe the project. Use the construction preparation checklist and identify whether you plan to sell or rent after completion.
Can I Renovate First and Refinance Into a DSCR Loan?
Example: Buy, Renovate, Then Hold
- Review acquisition and rehab funding for the property in its current condition.
- Complete the approved work and establish the rental income required by the intended program.
- Apply for the longer-term rental loan, with fresh underwriting of value, rent, credit, and other conditions.
The refinance is a separate decision, not guaranteed by the first loan. Check seasoning, valuation, cash-out, and prepayment rules before assuming you can recover your investment.
What If I Do Not Know Which Loan to Choose?
Tell us the address, price or current value, work needed, requested amount, target closing date, and whether you will sell or rent. Those facts are more useful than guessing a product name. If you already have a quote, we can review it with you and compare available options without promising a better result before seeing the deal.
Educational information, not a loan offer. Eligibility and terms depend on the program and review of your situation. Examples are illustrative.
