How Does a Bridge Loan Work for an Investment Property?

An investment-property bridge loan provides short-term financing while you work toward a sale, refinance or other defined payoff. It may help when the property or timing does not fit permanent financing today. The central question is not just whether you can close the purchase, but how you will repay the loan before maturity.

When Would I Use Bridge Financing?

A property may need repairs, tenants or a more stable operating history before a long-term lender can evaluate it. In another scenario, the acquisition deadline arrives before permanent financing can be arranged. Bridge financing can address that gap if the lender accepts the collateral, borrower and exit.

Explain the actual project when requesting terms. A light renovation, a vacant commercial building and a nearly stabilized rental are different risks. Approval, proceeds and timing depend on the program and the information available.

What Does a Bridge Loan Cost Beyond the Rate?

Budget for points and other closing charges, interest during the hold, property taxes, insurance and the costs of any renovation. Ask whether interest applies to the full commitment or only funds drawn. Confirm how reserves and lender-controlled holdbacks affect usable proceeds at closing.

A hypothetical $200,000 balance at 12% simple annual interest costs about $2,000 per month before fees and other expenses. Three additional months would add roughly $6,000 of interest on that unchanged balance. Actual loan documents determine the calculation and charges.

How Do I Plan the Payoff?

If selling is the exit, allow for marketing time, price changes and selling expenses. If refinancing is the exit, check the next lender’s requirements before relying on that option. Stabilized rent or a completed renovation alone does not guarantee permanent financing.

Ask about maturity, extension conditions, additional fees and what happens if the project runs late. Do not treat an extension as automatic. A workable backup plan and enough carrying cash are as important as the target closing date.

Educational information, not a loan offer. Availability and terms depend on the program, property or business, and borrower qualifications. Legal and tax questions should be reviewed with your advisers.
