Some DSCR programs accept short-term rentals, including properties marketed through Airbnb or similar platforms. Eligibility depends on the provider’s rules, the property and how rental income is documented. Do not assume a projected nightly rate or third-party revenue estimate will be accepted as the qualifying income.

How Is Short-Term Rental Income Evaluated?
A provider may request actual operating history, an appraisal’s rental analysis or an approved projection method. Some programs use a long-term rent approach even when you intend short stays. Ask which method applies before relying on a calculator result.
Separate gross booking revenue from payouts after platform fees, refunds and other deductions. Explain seasonal patterns and unusual events. A peak month multiplied by twelve can materially overstate the property’s ordinary performance.
What Does a Conservative Revenue Scenario Look Like?
Nightly Rate Is Only One Input
At $200 per booked night and 18 booked nights, gross room revenue is $3,600 for the month. At 12 booked nights, it is $2,400. Cleaning arrangements, platform charges, management, utilities and maintenance then affect actual cash flow. Neither scenario establishes the lender’s qualifying rent.
Compare both against the proposed housing costs. A strong summer does not eliminate the need to pay the loan through slower months.
What Should I Verify Before Making an Offer?
- Whether the intended rental use is permitted locally and by the association.
- Applicable licensing or operating requirements.
- The lender’s accepted income documentation.
- Insurance suitable for the actual use.
- A fallback plan if short-term rental performance disappoints.
Check local rules with the relevant authority and qualified advisers. Program approval is not permission to operate a short-term rental. If the property is new to the market, say so; no operating history is different from a documented year of bookings.
Educational information, not a loan offer. Availability and terms depend on the program, property or business, and borrower qualifications. Legal and tax questions should be reviewed with your advisers.
