Do DSCR Loans Have Prepayment Penalties?

Some DSCR loans include prepayment charges and others may offer different structures. The agreement determines the duration, calculation and events that trigger a charge. Review those terms against your plan to sell, refinance or reduce the balance; a lower headline rate can come with a different early-exit cost.

Which Events Can Trigger a Charge?

Possible triggers include a full payoff, refinancing or a principal reduction beyond an allowed amount. The definitions matter. Do not assume that selling the property is exempt or that a partial payment cannot trigger a fee.

Ask for the applicable provision, including exceptions and expiration dates. Investment-property business-purpose financing can differ from an owner-occupied mortgage; assumptions from your home loan may not apply.

How Can I Estimate the Cost?

Price the Exit You Actually Expect

If a hypothetical agreement charges 2% of a $230,000 outstanding balance at the planned payoff date, the charge would be $4,600. That example does not establish your loan’s formula. A step-down, minimum-interest or other structure may calculate the amount differently.

Compare the potential charge with the savings or proceeds from the refinance or sale. Obtain a dated payoff quote before making the final decision rather than relying solely on a term-sheet summary.

What Should I Ask When Comparing Proposals?

  • Is there a charge, and what exact events trigger it?
  • How is it calculated and when does it expire?
  • Are principal curtailments allowed without a charge?
  • Is another structure available and how does pricing change?
  • How does the provision affect a planned cash-out refinance?

For a short expected hold, an early-exit provision may deserve as much attention as the rate. For a longer hold, still consider what happens if your plans change. Confirm the actual documents before closing.
